Yum China Holdings, Inc. completed the acquisition of the Pizza Hut brand ownership in Mainland China from Yum! Brands for US$1.2 billion on August 7, 2026. The transaction was funded via a CNH8.4 billion bridge loan with an interest rate of approximately 2%. Concurrently, Yum China amended and restated its master license agreement for KFC and Taco Bell in the PRC to remove Pizza Hut references and established incentives based on system sales growth targets over twelve years. The company expects the deal to be accretive to diluted EPS, adding 2.8% to Pizza Hut’s restaurant margins net of VAT by eliminating a 3% license fee. Yum China plans to accelerate Pizza Hut new store openings from over 600 to more than 800 per year in 2027 and 2028. Yum China is the largest restaurant company in China, operating KFC, Pizza Hut, Taco Bell, Little Sheep, Huang Ji Huang, and Lavazza concepts.
